The development originally developed by Miller Homes was partially completed, then subsequent phases of the development sites sold to our Clients for development.
The scheme was designed and developed to maximise the views over the Harbour basin and the Firth of Forth.
The site was originally part of the Forth Ports property portfolio and lies in/around the outer and inner basin of the Harbour. The Harbour is still a deep water facility abate only ‘Leisure’ and small fishing boats now use the sheltered area(s).
Landscaping and Harbour improvements were undertaken in consultation with Forth Park Authority.
The scheme has 110 Apartments with site access taken from the Promenade road link into the private development.
The scheme is developed in part along the High Street frontage to the east end of the Town Centre streetscene. Living spaces are located on the seaward elevations with Bedrooms and ancillary spaces located to the street elevation. The colonnade design adopted for the streetscene with the ‘loft’ style roof elements reflect the original character of the Harbour buildings with larger glazed elements located to he Harbour and southern elevation.
In creating the design solution the subject of design discussion with the Planning Officials and the Local Heritage Officer given the site lies opposite a number of Listd Buildings which were part of the original Harbour environment.
The massing and distribution of the window aspects and locations were designed to maximise daylighting and views over the water. The windows to the busy street were minimised to affording glimpses of the historical buildings opposing the site and yet retaining privacy within the Apartments.
External balconettes offer residents due opportunity to overlook the Harbour and enjoy the views across the Firth of Forth.
